This month, we highlight the journey of Lawrence Parish Jr. who is in the early stages of seeing his strategic plan take off. Five years after acquiring his first investment property through the buy-and-hold strategy, he decided to make the move into the fix-and-flip side of things.


In 2018, he purchased his first investment property as a long term hold which became on the job training for the intricacies of property management and successful real estate investing. After 5 years of experiences and learning, he made the strategic decision to sell the property and snowball his equity into fix and flip properties.


For his first fix and flip endeavor, he acquired and successfully renovated a gorgeous property 3963 Parker Pl, Cincinnati, OH 45217 in North Avondale. He purchased the property using his own capital from the sale of his buy and hold. Spring Valley Bank then provided Lawerence with a 15-month interest only loan to renovate the property.


The profit from this first fix and flip was a substantial return on investment, further fueling his passion for real estate. He then reinvested that return into his next property at 5849 Pameleen Ct, Cincinnati, OH 45239, in Colerain, again with SVB providing a 15-month interest only loan to renovate the property.


With patience, discipline and now some experience under his belt, he plans to continue to reinvest his capital into more projects. Like many investors, his motivation for investing in real estate extends beyond financial gain. At the core of his efforts is a deep-seated desire to build generational wealth for his children and grandchildren, firmly believing that real estate investing is a powerful tool for creating a lasting legacy that can provide financial security for future generations. Additionally, achieving financial freedom is a personal goal that drives his ambitions in this field. The peace of mind that comes with financial stability allows him to focus on his family and the future, knowing that he is working towards something meaningful.
