Tips from the Flipper
Fine tuning what is a want in a house vs. what is a need to get the property sold for top dollar. There is a constant balancing act of what I would like to see in a property verses what will get it sold.
Appealing to the broadest buyer and having the house be both beautiful and comfortable to live in for our target market are the most important things to keep in mind when rehabbing a property.
We live in Glendale, love Glendale and want to see more families filling homes, schools and getting involved in the community.Â
The Financer
The details, pop of color, added character, strategic opening and closing of walls are all elements that make these homes desirable. Throughout their renovation process, Megan's design elements emphasize the importance of balancing respect for every home's historical elements with the need for contemporary conveniences by selecting period-appropriate materials to integrating modern amenities that enhance the home's livability.
The staging here is an artform within itself. You may want to consider staging your properties to increase the sale price and perceived value of your flips. A 2025 survey conducted by the NAR had the following results about staging properties:
Twenty-nine percent of real estate agents reported that staging their sellers' homes received a 1% to 10% increase in the dollar value offered.
When homes were staged, 30% of home sellers' real estate agents observed slight decreases in time on the housing market, while 19% noted a significant reduction in selling time.
Staging the living room was most important for home buyers (37%), followed by the primary bedroom (34%) and kitchen (23%). Among home sellers, the most commonly staged rooms were the living room (91%), primary bedroom (83%), dining room (69%) and kitchen (68%).
