Dave’s Story
Like many people, I took on a project to renovate a home many years ago and parlayed that into doing work for other clientele in their existing homes, eventually founding Boulder Construction which has grown into a multifaceted operation for both residential and commercial renovations. I am very fortunate to say I have had many repeat customers over the years. My business is built on relationships, both with the customer and service providers/vendors.
“The journey is the destination.” We all need to earn a living, but it’s essential to keep a healthy perspective and enjoy what you do every day. Certainly, having an income and cash flow is a necessary tool to function in society, but crafting a specific, reasonably detailed vision and plan is a critical component for the formation of a business. The vision of the business should be derived from identifying what you would like your day-to-day life to look like. I take a lot of pride in the projects and finished products I’ve turned out. That is one very nice aspect of renovating and building new homes. You can stand back and see something tangible from your efforts. Not all businesses afford people that pleasure.
As a concurrent endeavor to my first buy, renovate, and sell investment, I purchased a property that I renovated and began renting to college students near a local university. I learned, and continue to learn, everyday.
Tips from the Property Flipper
Profitability and viability are made on the front end. Either in the sale, or the initial deal/acquisition. Being organized and efficient is a necessity, however, it does not substitute for having the numbers work from inception.
The harder I work, the “luckier” I get. When you are a small investor, builder, or rehabber, long days are the norm.
There’s no such thing as failure, only successes and lessons.
Being pleasant, positive, and kind opens doors and is more rewarding than the alternative.
Although not always easy, staying cool, calm and collected in the face of adversity or challenges is the responsibility of anybody in a leadership position.
Being a knowledgeable and capable tradesperson is on the opposite end of the spectrum from being a savvy business owner/ operator.
